Costs, timing and how we work
How much does it cost to paint a house in San Diego County?
Most whole-house interiors land between $4,500 and $9,500, and most exteriors between $5,500 and $12,000, depending on size, stucco condition and how much prep the house needs. Single rooms start around $450. Every estimate is written and itemized.
Do you charge for estimates?
No. The walkthrough, the color conversation and the written estimate are all free, and there is no obligation to book.
How soon can you start?
Usually within two to three weeks. Spring and early fall book out fastest, so get on the schedule before the weather turns.
How long does a paint job take?
A typical interior is 3–5 working days, a typical exterior is 4–7, and a cabinet kitchen is 5–8. We give you a date range in the estimate and tell you immediately if anything changes.
Do I need to be home while you work?
No. Plenty of clients leave a key or a code. We text a daily update with photos so you can see what happened while you were out.
What paint do you use?
Professional-grade acrylic products chosen for the substrate and exposure. We list the exact product and sheen in the estimate so you know what is going on your house.
Do you handle HOA color approvals?
Yes. In HOA communities we pull the approved palette, put together the submittal with your selections and hold the schedule until it clears the board.
Are you licensed and insured?
Yes, and we send current certificates before the first day on site — required by most HOAs and commercial property managers, and worth checking with any contractor.
What if I find something wrong after you leave?
We do a walkthrough together at the end and build a punch list. Anything missed after that, call us and we come back.

All of San Diego County. We are based in Fallbrook and work North County coastal and inland, the city of San Diego, East County, the South Bay and the backcountry.

Interior & Exterior House Painting
How long does a whole-house repaint take?
A typical interior runs 3–5 working days. A typical exterior runs 4–7, depending on how much stucco patching and scraping the house needs.
Do I have to move out?
No. We work room by room on interiors and keep the house livable. Exteriors do not disrupt the inside at all.
How many coats do you apply?
Two finish coats as standard, plus primer wherever we hit bare substrate, stains or a big color change.

Cabinet Refinishing
Can you refinish oak cabinets with a heavy grain?
Yes. Oak grain will still read through a painted finish unless it is grain-filled first — we will show you samples of both so you can pick before we start.
How durable is a painted cabinet?
Sprayed cabinet enamel takes about two weeks to fully cure. After that it handles daily kitchen use; treat it like a factory finish, not like wall paint.
Is refinishing cheaper than new cabinets?
Substantially — usually a fraction of replacement cost, and there is no demo, no countertop removal and no weeks without a kitchen.

Commercial Painting
Do you work with HOA boards and property managers?
Regularly. We provide elevation-by-elevation scopes, phased schedules and progress photos boards can circulate to residents.
Can you paint after business hours?
Yes. Night and weekend crews are standard on occupied retail, restaurant and office work.
Are you licensed and insured for commercial work?
Yes, and we send current certificates of insurance and additional-insured endorsements before the first day on site.

Prep & Repair Work
Can you match my existing stucco texture?
Yes — dash, lace, sand and smooth finishes are all matchable. We do a test patch and let you look at it before we blend the whole area.
Do you replace rotted wood?
We replace rotted fascia, trim and jamb sections as part of exterior prep, and we show you the rot before we cut it out.
Stain or paint for a fence?
Stain, almost always. A penetrating stain wears rather than peels, so future maintenance is a wash-and-recoat instead of a scrape.

How often should a Fallbrook house be repainted?
Inland sun is hard on paint. Most Fallbrook exteriors look tired at 7–8 years and are genuinely due at 10. South and west elevations always go first.
Can you paint during Fallbrook's hot months?
Yes, but we chase the shade — we start on the east side early and follow the house around so no coat goes on a wall that is too hot to touch.
Do you handle homes on acreage outside the village?
Yes. Gird Valley, Winterwarm and the Rainbow side are all normal jobs for us.
